Capabilities

A statement of capabilities.

Written for the people who need to know what we do, who runs the firm, and what we are authorized to do — government contracting officers, grant administrators, and prospective partners.

Company overview

Who we are.

Verso Ridge is a Service-Disabled Veteran-Owned Small Business based in West Virginia, working across West Virginia and Virginia. We acquire, rehabilitate, and develop commercial and residential property — with a particular focus on buildings other investors avoid: tax-distressed, environmentally complex, structurally challenged, or simply forgotten.

The firm was founded in 2024 by Chris Fiorillo (U.S. Army veteran) and Jake Rotter (U.S. Marine Corps veteran). Our work centers on documentation discipline, grant-fundable structure, and a long-view commitment to the Appalachian communities we serve.

Core competencies

What we do.

  • Commercial building rehabilitation — including environmentally complex, tax-distressed, and structurally challenged properties
  • Residential development and rehabilitation — single-family through small multi-unit
  • Grant-funded revitalization — EPA Brownfields, USDA Rural Development, ARC, CDBG, state-administered programs
  • Acquisition through public auction, tax sale, and traditional channels
  • Title and back-tax remediation as part of project intake
  • Environmental due diligence (Phase I / Phase II coordination) and compliance documentation
  • Construction project documentation and reporting to grant administrators
Differentiators

Why partners choose us.

Service-Disabled Veteran-Owned.

Both principals served — Army and Marine Corps. SDVOSB designation extends federal set-aside and sole-source eligibility under FAR 19.14 and corresponding state procurement rules.

Built for grant-funded work.

The reporting discipline that grant-funded revitalization requires is the same discipline both founders carried out of military service. Documentation, accountability, deadlines met.

Willing to take on environmentally complex property.

Brownfields, tax-distressed parcels, buildings with deferred maintenance and title issues — the projects conventional capital avoids — are exactly the projects we are organized for.

Small, local, and accountable.

Two co-founders, Appalachian roots, working in the country we came from. No layers between the principals and the work; partners always know who to call.

Past performance

The record, so far.

Verso Ridge's inaugural project is the rehabilitation of a 3,399 sq ft mid-century commercial property at 7348 Dupont Avenue on U.S. Route 60 in East Bank, Kanawha County, West Virginia. The property was acquired through the Joe R. Pyle public auction; back taxes were paid in full in spring 2026; rehabilitation is underway.

This section will populate with completed and in-progress projects as the work moves. The full case file for 7348 Dupont Avenue — including auction archive documentation, condition reports, and rehabilitation milestones — is maintained on the Properties page.
